Requirements

Aluminum Carport Requirements

  1. APPLICATION - Completed building permit and plan examination application.
  2. SCALED SITE PLAN - This is a bird’s eye view of the property with current structures showing dimensions; property lines; measurement between structures and property lines; and diagram of the addition and where it will be placed on the house.
  3. WIND AND SNOW LOAD CALCULATIONS - from the manufacturer.
  4. ELEVATION - Diagram(s) looking directly at all sides of structure.
  5. FOUNDATION DRAWING - must have frost-free, 42” foundation - due to becoming a sail in high winds.
  6. MUST MEET SET-BACK AND LOT FILL REQUIREMENTS. (The requirements can be found, by clicking here, to be directed to the table below.)

New Home Or Building Addition Application Requirements

The following information is required when applying for a building permit for an addition to a home, new home or a new commercial building:

  1. APPLICATION - Completed building permit and plan examination application.
  2. SITE PLAN - This is a bird’s eye view of the property with current structures showing dimensions; property lines; measurement between structures and property lines; and diagram of the addition and where it will be placed on the house.
  3. FOUNDATION PLAN - This is a diagram of the foundation plan showing the depth of the wall in the ground and the thickness of the walls.
  4. FIRST FLOOR PLAN - Diagram and label rooms with dimensions, location of doors and windows and their sizes.
  5. ELEVATION - Diagram(s) looking directly at all sides of structure.

Inspection Requirements

The following inspections will be required during the process of your construction project.  Twenty-four (24) hour notice is required for each inspection.  Please call (517) 725-0535 to schedule inspections, Monday through Friday.  Failed and incomplete installations will require an additional inspection and resulting fee of $30.

  1. SITE INSPECTION - To determine compliance with setback and sideline requirements.
  2. FOOTING INSPECTION - Forms and/or elevation stakes are set, but before concrete is poured.
  3. BACKFILL INSPECTION - Basement walls are up; parging and bituminous materials are applied, drain tiles and peastone are in place, or if wood foundation – 6 mil visqueen is in place.
  4. UNDERGROUND PLUMBING INSPECTION - All drain and water lines that will be covered with concrete are installed, but before fill or concrete is installed.
  5. ROUGH FRAME INSPECTION - All wood framing and masonry are installed.  Also, when all exterior doors, windows and roofing are installed, but before any insulation or wall coverings are installed.  All rough plumbing, electrical and heating is roughed in.
  6. ROUGH ELECTRICAL INSPECTION - Wire is drawn and boxes made up (no fixtures installed) and service is ready to release to Consumers Energy.  NOTE:  An extra fee is charged for service inspections made at any other time.
  7. ROUGH PLUMBING INSPECTION - All water and drain lines are in and properly supported, but before any insulation or wall covering is installed.
  8. ROUGH MECHANICAL INSPECTION - When all mechanical appliances and required ducts and vents are installed, but before any insulation or wall covering is installed.

Other Inspections Required (Where Applicable)

  1. FINAL INSPECTION FOR OCCUPANCY - Building must be entirely complete and ready to occupy.  This includes all porches, decks, trim, carpet, fixtures, and appliances that will be a permanent part of the unit.
  2. SWIMMING POOL INSPECTION - (In-ground or above ground) site inspection and electrical bonding and branch circuit inspection.
  3. POLE STRUCTURES - Post holes have been dug and are ready for concrete and poles, a footing inspection is required.  A final inspection is needed when the structure is complete.
  4. DECKS - When post holes have been dug and are ready for poles and concrete, a footing inspection is required.  A final inspection is needed when the deck railings and steps are complete.
  5. ELECTRICAL SERVICE UPGRADE - When meter socket, mast, main disconnect, and grounding electrode are installed (Consumer’s Energy must determine the location and approve all service changes).

Unattached Garage Requirements

The following information is required when applying for a building permit for an unattached garage:

  1. APPLICATION - Completed building permit and plan examination application
  2. SITE PLAN - This is a bird’s eye view of the property with current structures showing dimensions; property lines; measurement between structures and property lines; and diagram of the garage and where it will be placed on the site.
